The Latest Situation in Housing Prices: The Provinces with the Highest Increase

While housing prices in Turkey continue to rise nominally, they are experiencing a decline in real terms when adjusted for inflation. According to the July 2026 Housing Value Report, the average square meter sales price of a house is 41,703 TL, and the average housing sales price is 5,212,875 TL. Housing prices in Turkey have increased by 23.3% in the last year in nominal terms, but when adjusted for inflation, the annual change is -6.6%. In July, the square meter prices increased by 1.9% in nominal terms and 0.5% in real terms compared to the previous month, resulting in a limited improvement in the monthly real price movement. The province with the highest annual increase in housing prices among the 30 provinces with the most housing sales is Ordu, with an increase of 32.4%. Ordu is followed by Ankara with 28.7%, Kocaeli with 28.5%, Denizli with 27.1%, and Elazığ with 26.9%. In Istanbul, the average rent has risen to 44,612 TL, with an annual rent increase of almost 45%. Rents in Turkey have increased by approximately 23% in the last year in nominal terms, but due to the increase being behind inflation, there has been a 7% decline in real terms.
